Kingwood is a roughly 15,000-acre master-planned community begun in 1970, with Trailwood opening in 1971. It has about 25 villages and the slogan The Livable Forest, and most homes were built between 1970 and 1999 under tall pines, oaks and sweetgums. Houston annexed it on the last night of 1996. Homes that old have been through at least one roof, and the trees overhead decide how the next one gets built.

Two approvals apply. The City of Houston requires a permit for a re-roof over 100 square feet, under the 2021 Houston Construction Code. Then each village association requires prior approval, through a Request for Improvement Approval form, and some villages want a shingle sample and will not approve a patch that does not match. After the May 2024 derecho, Kingwood had trees through roofs, and Beryl's winds did more damage than its rain.

Texas Property Code §202.011 limits how far an HOA can ban wind- and hail-resistant shingles, but architectural review can still be required. Get your HOA's approval in writing before the job.
